We invest our own equity

We are committed to ensuring our investors’ success, and as such, we invest our own equity alongside our investors’ equity, aligning our interests, and demonstrating that we are dedicated to managing each investment opportunity to the absolute best of our ability. Our investments are organized such that we provide our investors with a preferred return and then a majority share of the profits.

High Touch Management

David Rothrock, Doug Barrett and Matt Brennan are personally and actively engaged in the management of every commercial real estate investment. Our proactive oversight sets the stage for investment success, distinguishing us from most general partners who delegate management to lower-level teams or third parties. Our hands-on approach is a fundamental driver of investment success.

Relationships

Long term, positive relationships drives everything we do and every decision we make. We believe in creating a close and trusting relationship with every investor, and to achieve this goal, we limit the number of investors in each investment to maintain a strong and personal relationship with each one. Our industry relationships with market participants (brokers, appraisers, lenders, owners, tenants) developed over decades of work in commercial real estate have led to some of our best investment opportunities.

Low Leverage

Our core investment philosophy emphasizes the importance of placing limited or conservative debt on each investment opportunity. Commercial real estate is subject to cycles and we have seen many over the last 40 years. Over leveraging an investment can stress the asset’s cash flow, and can lead to losses by being forced to sell in a down market cycle. Preserving conservative levels of debt enables us to maintaining flexibility, ride through the market cycles, and sell assets when the time is right to optimize returns.

Meet the Team

The founders of BearRock Investment each have 40 years of experience in the industry as commercial real estate brokers/advisors. As brokers, the team have toured, inspected, and negotiated transactions on thousands of properties involving many hundreds of thousands of square feet in office, industrial, retail and mixed use projects.
