We acquired the property on an all-cash basis with no debt. At closing, approximately 90% of the building was leased to a well-established Spokane-based service company in the first year of a 10-year lease.
Shortly after acquisition, we secured a 10-year lease with Spokane County for the remaining space, bringing the asset to 100% occupancy with weighted-average lease terms of 9–10 years remaining.

The property generates strong, stable cash flow backed by high-quality tenancy. The partnership plans to either sell the asset or place conservative, long-term debt, enabling a tax-efficient return of investor equity while preserving ongoing income for those who wish to remain invested.
