We purchased property substantially below replacement value on all cash basis (no debt) and later brought the building to 100% vacancy with quality tenants. Upon sale, the partnership invested in a Washington property as part of a 1031 tax deferred exchange, thus shielding capital gains tax from the sale of the building.
