Purchased the office building from owner/user, Marketron, who desired to sell and occupy only a portion of the building, leaving the balance of the building vacant. We purchased property substantially below replacement value on all cash basis (no debt) and later brought the building to 100% vacancy with quality tenants. Upon sale, the partnership invested in a Washington property as part of a 1031 tax deferred exchange, thus shielding capital gains tax from the sale of the building.
