The property, a high-quality commercial office building in Bozeman, was originally constructed as Ted Turner’s Montana office headquarters. It later served as leased space for the State of Montana Water Court and Yellowstone Club’s accounting and finance offices.

After a two-year hold period with stable tenancy, we sold the asset directly to the Yellowstone Club in an off-market transaction, achieving an excellent exit price and strong overall return.
