We acquired the property through a sale/leaseback from Lydig Construction, a 60 year, privately held construction company in Spokane, Washington with offices in Bellevue and the Tri-Cities. BearRock negotiated a 10-year lease including annual escalations with Lydig. This investment delivered a 7% + preferred annualized return to investors over an eight-year hold period. The property was ultimately sold at a profit resulting in 10.2% IRR and 1.9X equity return over the eight-year term.
